The Leaks We See Most — a Field Guide

Pattern recognition is half of leak repair, and Arizona's patterns are distinctive. The ceiling stain that appears only during wind-driven rain: marginal flashing, usually chimney or sidewall. The stain that shows two days after rain stops: saturated decking or insulation draining slowly — older damage than it looks. Drips at a ceiling fixture: water tracking framing to the lowest penetration, with the entry often yards upslope. Stains ringing a skylight: failed perimeter seals or, in winter country, ice damming above it. A musty attic without visible stains: slow seepage worth catching now, before drywall announces it. Can I just use a leak sealant from the hardware store?
