What a Real Inspection Covers

A CraftBuilt inspection is a systematic pass over the whole roofing system, not a glance from the driveway. We evaluate the roof surface (shingle condition, granule loss, tile cracks, membrane wear), every flashing and penetration (the source of most leaks), drainage paths and gutters, ridge and field ventilation, and — where there's access — the attic side: decking condition, moisture staining, insulation contact, and daylight where daylight shouldn't be. Everything is photographed, and you get the pictures whether or not you hire us for anything.

Each report opens with the verdict in one paragraph — sound, aging, or action needed — then walks the roof zone by zone with photos: field condition, every flashing, penetrations, drainage, and attic-side findings where accessible. Issues are ranked by urgency: fix now (active or imminent leaks), plan for (aging components with predictable timelines), and monitor (cosmetic or slow-moving items we'd photograph again next visit). Remaining-life estimates come with reasoning attached, so a future roofer — us or anyone — can be held to the same evidence.

Should I get an inspection before buying a home?

Emphatically yes, and separately from the general home inspection. General inspectors view roofs from ladders or drones and hedge accordingly; a roofing contractor walks it and prices what they find. On an Arizona purchase, an exact repair-or-replace number in hand before close is negotiating leverage that costs you nothing.

How often should a roof be inspected?
