What does a commercial inspection cost?
Baseline visual inspections are typically free; instrumented moisture surveys are quoted by roof size and complexity, credited against any resulting work. Either way you keep the report.
Moisture Surveys: Seeing the Failure You Can't Walk On
The most consequential commercial finding is invisible from above: saturated insulation under intact-looking membrane. Wet polyiso loses R-value (your HVAC pays monthly), corrodes deck fasteners, and turns a restorable roof into a tear-off if it spreads unfound. When visual evidence warrants, we escalate from walkover to instrumented moisture survey, mapping wet zones so decisions rest on data: a roof that's 8% wet gets targeted core replacement and keeps its restoration option; a roof that's 40% wet gets honest replacement planning instead of a coating that would seal the water in. The survey cost is trivial against either mistake.
What does the report look like to my board or lender?
Like a document written for that audience: executive condition summary, zone-by-zone photo findings, moisture map where surveyed, prioritized recommendations with budget ranges, and remaining-life estimates with reasoning. Facility managers use ours for capital planning; lenders and insurers accept them for due diligence.
We're buying a commercial property — can you inspect before close?
Yes, and you should: roof condition is one of the largest deferred-maintenance liabilities a commercial purchase can hide, and a moisture survey before close prices it exactly. The report becomes negotiating leverage or peace of mind — either is worth the visit.
How is this different from my annual maintenance visit?
Maintenance visits keep a known roof healthy; the inspection establishes what's true in the first place. Most owners do a baseline inspection once, then fold into scheduled commercial maintenance — with instrumented re-surveys only when findings or age justify them.
