Full Roof Replacements
Complete tear-off and replacement with premium materials.
Some roofs are past the point where new shingles over old problems can help. Our full roof replacement service is the complete rebuild: everything comes off, the structure gets inspected and corrected, and a new roofing system goes on from the deck up.
What "Full" Actually Means
Full tear-off replacement removes every layer down to bare decking — including the second or third shingle layers that decades of shortcut roofing left behind on many older Arizona homes. With the deck exposed, we replace rotted or delaminated sheathing, re-nail to current code, and correct the framing-level surprises (undersized valleys, improvised patches, buried skylight curbs) that stay invisible until tear-off day. Then the new system goes on: membrane, underlayment, flashings, field material, and ventilation, each layer documented with photos.
When a Full Rebuild Is the Right Call
- Multiple shingle layers — code limits layers for good reason, and overlays void most warranties
- Widespread deck damage: sagging lines, soft spots, chronic leaks in several zones
- Older cabins and homes where the original construction predates modern standards
- After severe storm damage, when insurance is already funding major work
Where This Work Lives
Full rebuilds are our stock in trade in Arizona's older housing: 1970s ranch homes in Payson, hand-built cabins in Pine and Heber-Overgaard, and century-old homes in Prescott and Snowflake where plank decking and hand framing demand experienced hands. In every case the goal is the same: when we're done, there is nothing old left to fail under your new roof.
Our Rebuild Process
- Inspection with attic access wherever possible — we want to see the deck from below before quoting.
- A scope that prices deck repair honestly: a fixed rate per sheet of replaced sheathing, agreed up front, so surprises don't become disputes.
- Tear-off, structural correction, dry-in, and installation — sequenced so the home is weathertight every night.
- Full photo record from bare deck to finished ridge.
Tear-off or overlay — which do I need?
If your roof has one layer, sound decking, and localized problems, a standard replacement may be all you need — we'll tell you. Two or more layers, soft decking, or chronic multi-zone leaks point to tear-off. The inspection is free either way, and financing applies to both.
What Tear-Off Day Actually Looks Like
Homeowners are often surprised how orchestrated a full rebuild is. The crew arrives early; landscaping, pools, and AC units get protected; tear-off runs section by section so exposed deck never outpaces the weather forecast. Sheathing surprises get photographed and approved with you at the agreed per-sheet rate before they're fixed — not discovered on the invoice. By afternoon the deck is dried-in with underlayment, which is the milestone that matters: from that point your home is weatherproof even before finish material goes on. Cleanup is continuous, and every CraftBuilt tear-off ends with a magnetic sweep of the yard and driveway, because a rebuilt roof isn't worth a nail in a tire.
How long does a full tear-off replacement take?
Most single-family homes: one to two working days on site. Add time for extensive deck replacement, complex rooflines, or mountain weather windows. Multi-layer tear-offs run longer than single-layer — part of why we scope layers during the estimate, not on tear-off day.
Will you find problems I don't know about?
On older homes, usually yes — that's rather the point. Buried flashing, improvised past repairs, and soft decking hide under old roofing until it comes off. The per-sheet decking rate agreed up front means those discoveries are handled at known prices, and everything we replace gets photographed before it's covered.
Can I stay home during the work?
Absolutely — most customers do. It's loud (roofing is percussion), pets appreciate a quieter room, and we'll flag the brief windows when driveway access is blocked by the dump trailer.
